Compass Rose mission state clearly defines their objective to help students and achieve optimal residential experiences via on and off campus housing.

Our mission is to provide a full range of on and off campus housing options to students across the country. Compass Rose is a property management development firm, that has partnerships with colleges of all sizes throughout the country to offer quality and affordable housing via apartments near college campuses. With a team that has more than 120 years of cumulative hands on experiences in property management development, as wells as partnerships with colleges of all sizes throughout the country to offer quality and affordable housing via apartments near college campuses. Established in 1988 a student housing company dedicated to college housing needs. We have partnerships with private colleges, universities, and national technical schools in over 26 states, where we provide housing options for more than 65 campuses and technical schools. I have work for them for over 10 years and through dedication, team work, and our commitment to providing student with the best possible customer service and housing experience.

Offering two campus options, share apartment housing and referral housing. The shared apartment option offers choice of roommates or let us match with similar interest, furnished apartments that include living room, dining, bedroom furnishing and full-size appliances. Individual leases that include utilities and furniture. Since our lease are not tire to an apartment community student have the option to transfer at any time without lease term fees. The referral option is for students who want to live alone, with friends, or have a family. With this option we provide a list of prescreening apartment communities near your campus. This program allows students to rent their own places and use of a referral, but students are responsible for finding their own roommates, furniture, deposits, and utilities.

Personally, I feel my company has some changes to make to provide better services to our customers. Also, our mission statement should explain more about what we stand for and our vision to provide an optimal experience. By updating our mission statement and company values, we can accomplish more business and should branch out via social media since most of the students we work with complaint that our services should be available as E-sign documents, Facebook, Twitter, Instagram for updates and events. I believe with a few changes we can our company from small business to a worldwide student housing firm proving more housing option for corporate venders as well as college and universities. This organization has often stated we put our customers firsts, but we need to improve on this by delivering a high-quality customer service and vow to make customers experience a priority which starts with our employees’. This could be to more on the job training, mentoring and experience, and spend more time with employees without any customer service training and eventually we can improve our organization success for the future of campus housing.

For Compass Rose to enter corporate housing and to attract more potential customers and develop a strategic plan. We must plan to perform an internal and external environmental analysis of the company. Starting with a new mission statement, vision and value statement which will be used as a detailed outline explaining the organization’s purpose, product, intent, and goals. By performing an internal SWOT analysis that identifies the company’s strengths, weaknesses, and opportunities. Some of the strengths of student housing are cheaper accommodations to help provide students with opportunity to rent apartments at a cheaper rate than other alternatives, including provided university options. Students can feel sate in knowing we are professionals in the rental industries and all out properties are approved by colleges, universities to provide them with a safe housing opportunity. Although many properties offer discounts to students, there are no rental agencies that focus on working with students like we do. We will seek out locations within radius of college campuses, or close to public transport. Also, an external analysis to review factors, such as political, economic, social, technological, legal, and environmental factors facing my organization.

Weaknesses for our company is our reputation to service, meaning a reputation that we cannot satisfy every customer. We often get complaints from social media, surveys, and many customer calls from student and parents wanting more private options which we cannot provide at this time in the current market. Another issue is that we only have certain property that are not within walking radius from the campus, which provides problems to student who do not have cars. As a company dealing with rentals, paperwork and contracts must be developed to ensure the owners of the properties, that student will be held accountable for their actions legally and morally. Another weakness is that many schools, colleges, universities will lose potential customers to our company since we are there biggest competition.

Treats to our company are preexisting student housing options, for example many colleges, university provide housing villages, with the closest accommodation to the college. They also have extensive marking plans in place and are established in the industry. Other competition, these agencies are well established and professional and have a good reputation with clients in find housing for students. They also offer more private rentals that are able for students without extra fees, or who may have families. There rentals provide services such as internet, water and general maintenance. Unreliable tenants, are another issue with all rental agencies, change of them not paying. Although they are in a signed contract, many students still do not pay.

Since universities rely on the opportunity of international students and out of state students each semester, so there is clearly a large amount that will require housing and will be unsure where they will stay during their education. On the other hand, local students who seek out housing options want to be located close to their university. Through our company students can rent at a lower rate and are given the opportunity to live with their friends. We also giving students the opportunity to live with other students and allowing them to share similar lifestyles.

Sometimes, student who attend nontraditional colleges or universities find it hard to find housing options. The significant problem with off campus student housing is that many students are finding it hard to find housing options on their own due to background history, credit checks, deposits, and funding issues are a major factor. Student are computing and staying with family to save on the cost of housing, which has become a significant problem in the company I work for with less student applying for off campus housing are sales and options for apartments are down. Also, a lot of students complain about having to live with roommates they do not know before coming to school, and that we do not let them visit the housing options before they move in or start school.

It would be helpful to student who attend nontraditional colleges or universities and would make a lot of sense for the government to support college attendance instead of leaving many students with assistant to secure housing. So that housing firms can provide support for housing cost for nontraditional colleges or universities students. Such as income determination section housing for students only, instead of all the financial assistance be up to the actual cost of the student given by the college or university. Colleges and universities should provide more information options with it come to housing services and even my company can offer for services to student need information or assistant, so they can focus on their education. These services can screen students and ensure that they are benefiting what available resources are out there, including more than housing assistance.

In addition, students may be able to get non-criminal legal support as well if they end up dealing with eviction or any other legal housing problems. The department of housing and urban development and research should begin collecting information on the educational status of aid recipients, and an assessment of housing stability should be included in all national student aid. Under today’s independent student criteria, a student annual income including financial aid after tuition exceeds the local income requirements for section 8 housing. But sense tuition is typically including the cost beyond tuition, such as books and fees, many student aid do not qualify due to income calculations per the financial aid qualified for grants and scholarships. And this leaves many students without enough funds left over for housing which I have received many phone calls from students saying they will have to withdraw from school or housing because they can’t pay for both with any additional funding assistances.

With housing shortages afflicting campuses nationwide, both undergraduate and graduate students, as well as faculty and staff, often base their decision to attend colleges and universities on housing availability and options. For academic institutions to remain competitive, housing must become a priority. Fortunately, a growing number of public and private academic institutions are turning to designers and architects for alternative housing strategies particularly in high-density areas. The national norms of residential unit types simply won’t work in all situations. For example, traditional campus apartments, each with its own common space, may not be the right choice in some economic markets. In those cases, perhaps an alternate model where common spaces are aggregated and shared by more students is a better approach. This option also creates a more collaborative living environment. Even in some of the larger developing pod communities, the net square feet of common space per student is smaller than in conventional apartments. These are just a few of the ways architects and designers can help address the student housing shortage. But to be truly successful, we need a range of creative solutions and the responsibility must be shared among stakeholders in both the private and public sectors.
